Our team responded to reports of indoor mouse activity at a detached residential property in Burlington. A full exterior inspection was completed to identify potential entry points, followed by interior and exterior mouse treatment. Activity was resolved by the second visit, with no further signs reported.

The home is a side-split design typical of 1970s construction, featuring a brick foundation with siding above. Exterior features included a raised deck and multiple utility and vent penetrations along the foundation wall, all of which were assessed during the inspection.

Customer Concern

The homeowner reported finding mouse droppings inside the home and hearing movement within wall voids. Concerns were focused on ongoing activity and the potential for further spread inside the structure.

Inspection & Findings

During the initial visit, our technician Shaohua conducted a detailed exterior inspection of the foundation perimeter, deck interface, and wall penetrations. Gaps were observed along the base of the deck where it met the structure, as well as openings around foundation penetrations and exterior wall vents.

Interior inspection confirmed the presence of mouse droppings along finished flooring edges, consistent with active mouse movement inside the living space.

 

 

 

Cause Analysis

Older construction features, combined with settlement and material wear over time, can create small openings along foundations and exterior attachments. Deck structures and utility penetrations often provide concealed access points that mice can use to enter wall cavities. Once inside, mice commonly travel along walls and floors in search of food and nesting areas.

Treatment / Removal

Mouse treatment was carried out by a licensed exterminator in accordance with Ontario Ministry of the Environment guidelines. Tamper-resistant bait stations containing commercial-grade rodenticide were installed in areas of identified activity, both interior and exterior. The treatment approach allowed mice to feed and return to nesting areas, interrupting the active population within the structure.

An estimate for exterior exclusion work was provided following the inspection; however, no exclusion repairs were completed during this visit.

Exclusion & Repairs

No exclusion or sealing work was performed on site. Potential entry areas were documented and discussed with the homeowner for future consideration.

Outcome & Confirmation

At the second visit, the homeowner reported that interior mouse activity had ceased. No new droppings or sounds were noted, and the customer confirmed satisfaction with the results of the treatment.

Activity levels were consistent with a localized mouse issue originating from exterior foundation-level access points. Treatment was effective within the expected timeframe, and monitoring indicated successful control by the follow-up visit.
